DON'T UNDER SELL YOUR HOME EQUITY.

Dear Property Owners.  Don't short change your home equity.  If you have financial difficulty in making your mortgage payment, everyone will come out of the wood work and make you offers "you can't refuse."  Don't short change the value of your property.  Before making any deal with anyone have your property appraised to determine it's market value as of the date of the appraisal.  Not a past date, not a future date.  But the day of the appraisal inspection.  Should your property go into pre-foreclosure, have it appraused as soon as possible.  There may be enough equity in your home to offset your mortgage balance.  Depend on no one but your self valuation education.  Protect yourself, get a Certified Real Estate Appraisal.  Do not settle for a Brokers Price Opinion (BPO) or an Automated Appraisal.  Do not be fooled into thinking your property is worth less that it really may be.

HVCC: Home Valuation Code of Conduct. On May 1, 2009, the world of mortgages and appraisals was transformed to two highly regulated industry. Although some of the concepts for consumer protection are great, others fail the consumer and have contrubuted to yet greater costs for the consumer. One such area of greater cost is the appraisal. By forcing mortgage lenders to use what are known as AMCs, Appraisal Management Companies, the requirement has caused the price of the appraisal to rise by as much as one third its original cost. It is suggested that since there is no doubt there will be a mid-term power transfer in DC, everyone write their respectuve Senator, Congressman, State Governor, State Attorney General and ask for the repeal of the "Government Forced" "Government Control" of the Appraiser-Mortgage Banker Client Relationship. The use of HVCC has a similar impact of passing new Criminal Procedure Law to achieve the Death Penalty in Capital Crime, when one already existed. Since 1989, the reinvention of the control of mortgage bankers , brokers and appraisers has evolved more time than there Articles to the U.S. Constitution. Tell those in goverment, we want less control over private business.
